Prequalification – Get Approved.
Contacting a mortgage broker or mortgage specialist from the bank of your choice is the starting point and we can arrange this for you. This is a crucial part of the process because you will need to know your credit rating and what price point you qualify for before beginning your home search.
The Consultation – Your Real Estate Wants, Needs and Goals.
This is where we meet at a location most convenient to you. The floor is yours to talk all about your real estate Wants, Needs and Goals, painting the lifestyle you desire. We will review all the features and amenities you require in your new home.

Viewings – Let’s Find Your Home (Showtime)
Time to start viewing potential homes! We make communicating throughout the process simple. You will have access to an online digital portal to simplify your home search and stay connected to your search 24/7. All the information relevant to your search can be accessed quickly and discreetly on any device (phone, tablet, computer.)
Your online portal is updated regularly to reflect the dynamic real estate market and includes, new property listings, background information, sold reports, status reports, community information and much more.
When you come across a property of interest to you a showing time is scheduled so you can view the property in person. Showing times are usually 30 – 60 minutes and give you the opportunity to walk through the home to see if it’s the one for you.
During the walk through process many people feel the need to be overly positive when they dislike a property. Don’t worry the property doesn’t have feelings, so you won’t offend it! Be honest and say what you really want to say. This gives us a better idea of what your likes and dislikes are and further narrows down your search.
Making an Offer to Purchase
When you have selected the home most closely matching your dream list, we will help you determine a fair price to offer based on market conditions. We will then prepare a Real Estate Purchase Contract to present to the seller.
Let the Negotiations begin! Once the Purchase Contract is accepted by the seller, the property is generally considered Conditionally Sold. That is, sold providing conditions such as home inspection, mortgage approval etc., are met. (It can take 7-15 days for you to complete everything and finally waive the conditions.)
Once all the conditions have been satisfied, congratulations! Becoming a homeowner is one of the most liberating things you’ll ever experience. There are many benefits to home ownership:
